Renting Salon Space

I've got someone interested in renting a space in my salon to do massage and waxing etc. Gonna start on a percentage at first til she builds up client base. I am gonna take calls and make app's for her and she will use her own stock. I was thinking of saying either 70/30 or 60/40, what do people think is fair?

i to have a solon, and am in the process of recruiting. i think 40 pe cent is fair, i think its all getting a bit difficult of people renting nail tables and rooms, i think we have to be careful not to get to greedy.

if she has to buy her own products pay insurance, tax etc she wont come out with that much. suppose it depends on what she can earn, but then again we have to be careful not to dishearten someone who works hard but has to handover their profits.
 
If she's using all her own stock, I would say 25% to you but if you're making her appointments, then 30 to 40%.
 
Hi Sarah, I rent a room above a hairdressers. I use their phone number and they put calls through to me. If I'm not around they'll take a message/number for me. I buy all my own stock etc. I pay £95 per week.

I would say 70/30 if she is going to be using her own stock, in fairness if she gives 40% to you she then has 60% left but then she has to deduct costs, plus se will more than likely want to do additional marketing too ......

I find when looking for space to rent its a total mission, we are all at the end of the day trying to make a living, you could even say a 70/30 then when she gets a full colum on a regular basis up it to room rental payable weekly in advance?
 
Thanks for all replies, think i will go with 70/30 as i will be taking her app's for her. Then prob change to a daily rate once she has enough clients.

Thats sounds really fair, have you ever thought of branching out to Coventry.....I know a really good therapist......!!!!!:green:
 
absolutely.

i know its hard when you are starting out to fill your app book. I think once she is established and getting a few bookings you would be better off to charge a weekly or monthly rate. at least you both know whats expected
 
hi i would say it depends on the area and if she is bringing clients with her, i rent a nail room in hairdressers and i pay 20% off what ever i make and the salon owner he takes appointments for me and done all the signing and advertising for me and i buy my own stock mabe iv just fell lucky :) if it was anymore than 30% though i doubt i would be making much after product cost specially if i had a very quiet week.
But if you have a busy well established salon and shes bringing clients with her mabe take 30% i think that would be fair.
